There are times friendships, etc., think that since I know them they are exempt from rules and policies and management will let things slide.

This one hurts, but it hurts worse when issues arise. Family, friends and those I know real well will feel the pain just like anyone else, what I do for one, I do for all. Policies are not straitjackets but guidelines to protect the interest of the property. The properties we manage have rules, if you can not live by the rules, it's best to find a different landlord, and we can still be friends.
